Why Commercial Fit-Outs Go Wrong

Residential projects go wrong because of material substitution and timeline failures. Commercial projects go wrong for a different reason: coordination failure. Electrical, HVAC, IT, plumbing, partitions, and furniture all need to happen in sequence — and in Jaipur's fragmented contractor market, no one owns that sequence.

This checklist exists to make the property owner or their appointed PM the coordinator, not a passive observer.

Phase 1: Pre-Work (Before Any Contractor Enters)

  • ✓ Landlord NOC for fit-out work (required for all leased commercial spaces)
  • ✓ Electrical load approval — confirm sanctioned load is sufficient for planned equipment
  • ✓ HVAC plan confirmed — AC positions affect false ceiling, partition layouts, and ducting paths
  • ✓ IT and data cabling plan confirmed — cable routes affect flooring and partition penetrations
  • ✓ Fire NOC requirements understood — partition materials and egress paths must comply
  • ✓ Full floor plan drawn to scale — every contractor needs this before quoting

Phase 2: Partition Selection

  • ✓ Identify zones requiring acoustic privacy: conference rooms, MD cabin, server room
  • ✓ Glass vs drywall decision made per zone (see our full comparison guide)
  • ✓ Door specifications: solid core for acoustic zones, glass for open zones
  • ✓ Partition heights: full height (floor to slab) or partial height (to false ceiling)
  • ✓ Fire rating requirements checked with local fire inspector if applicable

Phase 3: Furniture and Casework

  • ✓ Seating count finalized — workstations, conference, breakout, reception
  • ✓ Storage requirement mapped — filing, personal lockers, pantry
  • ✓ Reception counter designed — first impression space, must reflect brand
  • ✓ Workstation specification: sit-stand vs fixed, cable management, screen positioning
  • ✓ Brand colors and materials specified for cabinets and furnishings

Phase 4: Execution Sequence

The correct execution sequence for a commercial fit-out — any deviation creates rework:

  1. Rough electrical and data cabling
  2. HVAC rough-in
  3. Structural partitions (drywall first, glass last)
  4. False ceiling
  5. Flooring
  6. Painting
  7. Electrical finishes (switches, sockets, lighting)
  8. Glass partitions and doors
  9. Furniture installation
  10. IT active components
  11. Snag list and punch-out

Phase 5: Vendor Coordination

  • ✓ Single point of contact appointed for daily coordination
  • ✓ Site access and timing confirmed with building management
  • ✓ Material delivery coordination (building may restrict freight timings)
  • ✓ Waste disposal responsibility assigned before work starts
  • ✓ Commissioning and snag-close process agreed
